How the rate is set each year
Council approves the City's budget first. The tax rate is then calculated to collect that amount across the total assessed value of all Port Moody properties. That's why your bill depends on two things: the budget council sets, and how your property's assessed value moved relative to the average. If assessments drop across the board, the rate rises to collect the same budget, and a home that lost less value than average can still see a higher bill.

Why did my tax bill go up when the assessed value of my home went down?
Because rates and assessments move independently. Each year the City sets its budget first, then calculates the rate needed to collect it across the total assessed value of all properties. What matters for your bill is how your assessment changed relative to the average property: if yours fell less than average, your bill can still rise. When are Port Moody property taxes due?
July 2, 2026 for the 2026 year. A 5% penalty applies to amounts unpaid after the due date, and a further 5% after September 15, 2026, including on unclaimed Home Owner Grants. Grant claims are made through the Province, not the City.
How much did Port Moody taxes go up this year?
The 2026 increase for the average residential household is 3.95% (4.0% including storm drainage), per the City. Council gave the Financial Plan and Tax Rates Bylaws three readings on April 28, 2026 and adopted them on May 12, 2026.
